Why this page exists
Most testing firms make a spec writer email for the basics. That costs you a day and tells you nothing about whether the firm can do the work.
A specification has to survive being read by someone who was not in the room. It needs the test named correctly, the standard cited correctly, the deliverable described, and a qualification threshold that filters out the firms that bought the equipment last month.
So all of it is on this page. If you want us named, the language is below. If you would rather write it open and let it go to bid, the language still works, and it will hold whoever wins to the same standard.
What we test to
Air barrier leakage location. The bubble gun method, used to find the leak path in an installed air and vapor barrier while it is still exposed and can be corrected.
Adhesion pull-off testing. Measures the pull-off strength of a coating or membrane against the substrate it was applied to, which is the question behind most coating disputes.
Electronic leak detection, the guide. Covers the electronic methods for finding and locating breaches in a waterproofing membrane. This is the standard to cite when a scope needs to name electronic leak detection without tying the specification to one method.
It covers both low and high voltage. A scope citing D7877 alone therefore permits either, and lets the testing agency select the method the roof actually calls for rather than the one the specification guessed at months earlier.
Low-voltage scanning, the practice. The practice governing low-voltage electronic scanning for locating breaches in roofing and waterproofing membranes. Cite this one where the scope calls for low-voltage work specifically.
Our low-voltage testing is performed with the Detec IntegriScan platform, which is the only FM Approved electronic leak detection method. If your insurer or your specification asks for an FM Approved test, this is the one.
Worth being exact about what that means: the approval attaches to the test method and the equipment, not to any firm operating it. Ask any testing agency claiming it which of the two they mean.
Naming the standard in the spec matters more than naming us. A scope that says "electronic leak detection" and nothing else can be satisfied by anyone with a wand and no method statement. A scope that cites the standard cannot.

The one worth checking on any testing firm is professional liability, because plenty do not carry it and a certificate showing only general liability looks complete until you read it. General liability answers for damage we cause on your site. Professional liability answers for the finding being wrong, and on diagnostic work that is the exposure that actually reaches you.
Additional insured status, waiver of subrogation and primary and non-contributory wording are already endorsed, on ongoing and completed operations, wherever a written contract calls for them. Nothing to request and nothing to wait on.
Every thermographer on our staff holds at least Level II certification, and several hold Level III. All certifications are issued by the Infraspection Institute.
Worth writing into a specification, because it is the qualification most scopes omit and the one that decides whether a survey is worth anything. Level I is trained to operate the camera. Level II is qualified to interpret what it shows and to work unsupervised, which is the actual job: a thermal anomaly is not a finding until somebody competent says what it means. Specify Level II as a minimum and a firm cannot send a technician who only knows how to point the camera.
Certificate of insurance, W-9 and a signed qualification statement go out the same day you ask for them.
Paste this and adjust
Specific enough to hold a low bidder to real work, open enough to go out to competition.
Provide electronic leak detection of the completed waterproofing membrane over the full area indicated, prior to placement of overburden. The testing agency shall determine low-voltage or high-voltage method based on membrane type, deck construction and surface condition, and shall state the method and the reason for it in the report. Deliverable: a marked plan locating every breach found, photographs of each, and a re-test of all repairs.
Provide a roof moisture survey of the existing assembly. The testing agency shall select infrared thermography, nuclear moisture metering, or both, based on assembly type, overburden and site conditions, and shall justify the selection. Deliverable: a roof plan with wet and dry areas delineated and boundaries marked, in a form suitable for pricing sectional replacement.
Provide air and vapor barrier leakage location testing in accordance with ASTM E1186, at intervals during installation while the barrier remains accessible for correction. Deliverable: located deficiencies marked on the wall, documented by photograph and referenced to gridline.
The testing agency shall be independent of the installing contractor and shall perform no remediation work on the project. The agency shall submit evidence of a minimum of five years of continuous experience performing the specified test method on projects of comparable scale, together with current certificates of insurance and personnel certifications.
That independence clause is the one worth keeping even if you replace everything else here. A firm that sells the repair has a reason to find one.
